We cannot overstate the dreadful impact City of Yes would have on Bellcourt. The sample outcome study here is a detailed analysis of what the proposal would do to our own community, and it's representative of what could happen in other low-density neighborhoods.
In the diagram above, properties in red show lots that are 5,000 square feet or larger and located on corner lots or on "wide streets," making them eligible for multifamily development. That has the potential to add up to 950 new homes to Bellcourt -- without a single off-street parking space required.
The lots in yellow are properties of 5,000 square feet or more that are not on corners or on wide streets, but that are within 100 feet of a corner, making them vulnerable to overdevelopment if they are added on to corner lots. Another 370 homes could potentially result, again without a single required parking spot.
It does not take much to envision how our beautiful community would change under the City of Yes. You can see Paul Graziano's entire outcomes study for Bellcourt below for a fuller look at the proposal and what it would mean to our neighborhood.
Many thanks to Paul Graziano for this outcomes study detailing what the City of Yes proposals could do to our community. Paul is an urban planner and historian who has been active in NYC zoning issue for decades, and he has been retained by Queens civic associations to help the fight against urbanization.
